Real Estate Marketing

Marketing that fills site visits, not inboxes.

Property marketing lives or dies on site visits. We build campaigns judged on qualified walk-ins and bookings — not on the raw lead count a portal can inflate in an afternoon.

Why most real estate campaigns generate volume and no sales

Real estate is one of the few categories where a lead can cost a few hundred rupees and still be worthless. Portals and lead aggregators sell the same enquiry to several builders at once, which means the prospect who fills your form has usually filled four others, and your sales team spends its day competing on a call it was always going to lose.

The businesses that win are not the ones generating the most enquiries. They are the ones generating enquiries from people who can actually transact — right budget, right location, right timeline — and then following up fast enough to book a site visit before the interest cools.

The metric that matters is cost per site visit

Cost per lead is the wrong optimisation target in property. A campaign can halve cost per lead by attracting people browsing well below your price band, and every one of those leads consumes sales time while never converting. We instrument the funnel through to site visit booked and visit completed, then optimise the media against that — which almost always raises cost per lead and lowers cost per sale.

Qualification has to happen before the sales call

The cheapest way to protect your sales team's time is to make the ad and the landing page do the qualifying. Stating the price band, the configuration and the location plainly filters out the majority of unqualified traffic before it becomes a lead. It feels counterintuitive to advertise a constraint, but the alternative is paying for enquiries your team will disqualify anyway.

Speed of follow-up decides the outcome

Property enquiries decay faster than almost any other category. A lead contacted within minutes converts at a dramatically higher rate than one contacted the next day, because the prospect is still actively comparing. We wire enquiries directly into your CRM with instant notification, and where the sales team cannot always respond immediately, we set up an automated first response that holds the conversation until a human takes over.

Video and walkthroughs do the pre-selling

A prospect who has already walked the property on screen arrives at the site warmer and better qualified. Walkthrough films, drone footage and honest location context do more to book visits than any amount of renders, and they continue working as paid creative long after the shoot.

RERA compliance is not optional

Every promotional communication for a registered project must carry the RERA registration number and comply with disclosure rules on what can be claimed about possession, amenities and returns. We build compliance into the creative approval process rather than discovering a problem after a campaign is live.

Industry challenges

What makes real estate marketing hard.

Leads resold to your competitors

Portal and aggregator enquiries are frequently sold to several builders at once, so your sales team is cold-calling someone already speaking to three rivals.

Budget mismatch

Campaigns optimised for cheap leads attract browsers well below your price band, filling the CRM with enquiries that can never transact.

Site visits that never happen

Enquiries convert to visits at a low rate because follow-up is slow and there is no structured nurture between enquiry and visit.

Long, invisible decision cycles

A property decision takes weeks or months across several people, and most attribution models lose the thread long before the booking.

Compliance exposure

RERA disclosure requirements apply to every ad and landing page, and creative produced at speed frequently misses them.

Our solutions

How we solve them.

Optimise to site visits, not leads

We track through to visit booked and visit completed, then let the platforms bid toward that outcome instead of the cheapest form fill.

Qualify in the ad and on the page

Price band, configuration and location stated up front, so unqualified traffic self-selects out before it costs you sales time.

Instant lead routing

Enquiries pushed into your CRM with immediate notification and an automated first response, so nothing sits unworked while interest is highest.

Project microsites that convert

Fast, focused landing pages per project with floor plans, pricing guidance, location context and a booking flow — not a PDF download.

Walkthrough and drone content

Films that pre-sell the property and double as the strongest paid creative available to you.

RERA-aware creative approval

Registration numbers and disclosure requirements built into the approval checklist before anything goes live.

Why Sphurit

Why real estate brands work with us.

We report on cost per site visit

The number your business actually runs on, not the one that makes a dashboard look good.

We build the microsite and shoot the walkthrough

Media, landing page and film come from one team, so the campaign is coherent end to end.

Leads land where your sales team already works, with source attribution intact.

Honest about inventory

If a project's pricing or location cannot support the volume you want, we will say so before you spend, not after.

FAQ

Real Estate marketing — your questions answered

How is this different from buying leads from a property portal?

Portal leads are typically non-exclusive — the same enquiry is sold to several builders, so you are competing on speed from the first second. Campaigns we run generate enquiries that come only to you, from targeting you control, on landing pages built to qualify.

What should a real estate lead cost?

It varies enormously by city, price band and configuration — a premium project in Pune will cost far more per qualified enquiry than an affordable one. We model this against your price band and expected close rate before committing budget, so you have a number to plan against.

Can you market a project before RERA registration?

Promotion of a registered project must carry its RERA number, and pre-registration promotion is restricted. We will work with your legal team on what can be said at each stage rather than risk a notice.

Do you work with brokers and channel partners as well as developers?

Yes. The approach differs — brokers usually need consistent local lead flow across multiple projects, developers need concentrated pushes per launch — but the measurement discipline is the same.

How quickly will we see site visits?

Enquiries usually start within the first fortnight. Site visits follow the natural lag of the category, and month two or three is where the cost per visit typically settles as the targeting tightens.

Do you handle the CRM and follow-up too?

We integrate with your CRM and can set up automated first-response and nurture sequences. The human sales conversation stays with your team — they know the inventory better than we ever will.
